Roxbury Crossing Affordable Housing
Description
Roxbury Crossing Affordable Housing is a transit-oriented development and part of a third and final phase of a community-influenced plan for a formerly MBTA-owned parcel adjacent to the Roxbury Crossing MBTA Station. The project will bring 94 units of affordable housing to a site that serves as a point of entry to the vibrant Mission Hill neighborhood.
With prominent exposure along the MBTA tracks and Southwest Corridor, the design approach strives to bolster the site’s visual connectivity to the broader neighborhood while balancing integrating into the site and neighborhood context through the creation of quality public spaces and a cohesive, vibrant ground-floor experience with the adjacent phases. The design approach also carefully considers enhanced accessibility to existing infrastructure throughout the site vital to the MBTA’s operations. At Tremont Street, the ground floor is activated with a 2,700 SF community space. A cantilever and covered walkway gestures pedestrians through the site to a shared plaza among the three phases, where the main entry and community spaces open to.
The project is being designed to the PHIUS+ 2024 Passive House standard, combining well-insulated, airtight, and durable building envelope assemblies with highly efficient mechanical systems. The building is expected to be completed in the Fall of 2028.
