South Bay

Utile was hired by the Boston Residential Group as the urban design consultant for a proposal submitted in response to the Massachusetts Turnpike Authority’s request for proposals for South Bay, a large development parcel south of Kneeland Street in Downtown Boston. The South Bay parcel is a real estate development opportunity that was created as a result of the realignment and redesign of an enormous highway interchange immediately south of Boston’s downtown commercial district.

In its capacity as urban designer, Utile worked collaboratively with lead architect Handel Architects of New York to develop the initial project concept, a planned mix-use complex of four buildings and two significant urban parks. Utile worked with the development team to develop an argument for the project, not only to drive the design process but also to provide a compelling story for public presentations.

In addition, Utile was instrumental in providing a bridge between the developing design and the economic pro forma by producing a series of spreadsheets that linked programmatic choices directly to an on-going analysis of economic return.

After the initial submission, Utile took the lead role in producing supporting graphic material, urban design diagrams, and project revisions. Using material from the initial submission and new material the firm produced several Powerpoint presentations for a wide variety of stakeholder including the Mayor’s Artery Completion Task Force, the South Bay Task Force, and the Boston Redevelopment Authority.
