Two Utile projects receive PHIUS+ CORE Pre-Certification

We’re excited to announce that Utile’s 65-unit 1599 Columbus with Urban Edge and 38-unit 1005 Broadway with Traggorth Companies and The Neighborhood Developers have achieved PHIUS+ CORE pre-certification through the Passive House Institute US!

This milestone acknowledges that the buildings are designed and modeled to the highest standard of envelope performance, operational efficiency, and indoor air quality. The buildings feature continuous exterior insulation with minimal thermal bridging, high performance triple glazed windows, and right-sized MEP equipment including high-efficiency energy recovery ventilation and VRF systems. Utile performs Passive House energy modeling in-house and believes that starting the modeling process early leads to the most integrated design outcomes.
