1170-1200 Hancock Street
Utile worked with FoxRock Properties to design Center and Stone, comprising two new mixed-use buildings in the evolving Quincy Center District. Located at 1170 and 1200 Hancock Street, the development introduces 201 apartments and 10,300 square feet of retail space across two six-story buildings, bringing vibrancy to Quincy’s historic downtown. The pedestrian- and transit-oriented development is located just a stone’s throw from the Quincy Center MBTA Station and the newly completed Hancock Adams Commons, adjacent to Quincy’s historic City Hall and near other historically significant buildings. Both 1170 and 1200 Hancock Street reflect the area’s architectural legacy through materiality and proportion.
At 1170 Hancock Street, the existing Masonic Temple will be restored, upgraded for accessibility requirements, and feature a 4,800 square foot restaurant. A six-story addition behind the Masonic Temple will house 66 apartments and amenity spaces shared by both buildings. Across the street, 1200 Hancock will be home to another 135 apartments and 3,800 square feet of retail space. Both buildings will be framed by a rejuvenated urban realm that will include curb realignments, new plantings, and street lighting. The project has been designed with careful consideration of the relationship between public realm, landscape, and architecture, featuring generous terraces for tenant use and an activated sidewalk that ties the city center to the buildings.
