25 Sixth Street
Located near the heart of downtown Chelsea, 25 Sixth Street expands access to affordable, energy-efficient housing in a rapidly growing, transit oriented neighborhood. Completed in 2025 for The Neighborhood Developers, the project transforms a previously developed site into a resilient community asset with direct access to the MBTA Silver Line, Route 1, the Newburyport/Rockport Commuter Rail, and local buses. The development provides 56 one, two, and three bedroom rental apartments from 30-100% AMI, along with six owner-occupied, two-story, condominiums at 80-120% AMI, each with its own entrance along Sixth Street.
The design strengthens neighborhood connections and the public realm through resilient design tactics, and key site improvements. A pedestrian walkway links Bellingham Square to the Silver Line station, while bicycle and pedestrian plazas at the site’s corners create welcoming outdoor spaces. Storage for 62 bicycles, shaded seating, and a shared roof deck courtyard support active living and community interaction, with 40 off-street parking spaces tucked neatly beneath the courtyard.
The project achieved PHIUS+ 2018 CORE certification, underscoring its commitment to energy efficiency and long-term resilience. Features such as a high-performance thermal envelope, continuous air barrier, and triple-glazed windows significantly reduce energy demand, while centralized energy recovery ventilation and cold-climate VRF heat pumps provide healthy, efficient comfort year-round. Designed to be solar-ready, the building is positioned to integrate photovoltaic panels in the future, further cutting its environmental impact.
