152-158 Broadway Earns Passive House Design Certification

As part of Utile’s ongoing efforts to create sustainable, beautiful, and equitable housing, Utile’s 45-unit project at 152-158 Broadway in Somerville, MA with Construction Managers & Developers LLC has achieved PHIUS CORE 2021 Design Certification. This high-performance, all-electric development is designed to meet the requirements for a Net-Zero Ready building through the Somerville Zoning Ordinance. It is Utile’s first market-rate multifamily development to reach the Phius Design Certification milestone. Further, the project will incorporate mass timber construction, demonstrating the potential for alternative, low embodied carbon structural materials for multifamily housing in Somerville. The team will pursue full Passive House certification as the project begins construction.
